Eagerly anticipated new homes in Ilfracombe launching
A LONG awaited new homes development in Ilfracombe is predicted to boost the local housing market, according to a local agent.
Land off The Shields has been earmarked for housing for decades. Various attempts to bring the scheme to fruition stalled until Elan Homes stepped in last summer.
The first phase of new homes at Seascape will be released for sale from Webbers in Ilfracombe from this Friday (April 7).
Lee Hussell, director at Webbers, said: “There hasn’t been any significant numbers of new build housing in the town for a very long time so Ilfracombe is long overdue a site of this nature. There is great anticipation within the local community for the new homes at Seascape with a number of people waiting for news on the first releases and the later phases to follow.
“Due to the real lack of any new building of any significance for such a long time the demand will be high. I would expect all property styles to attract excellent levels of interest. Certainly, for the moment there is nothing in terms of new build in the town to compete with the site. The good thing about the property styles is they’re likely to be affordable to local people and that will be an important factor. Equally, there will also be a good level of interest and demand from those moving into the area as well.”
The 51 new homes at Seascape will offer a modern, energy efficient alternative to the predominantly older housing stock, typically Victorian, Georgian and Edwardian properties in Ilfracombe.
The development will feature two, three and four-bedroom homes including bungalows and stunning three-storey properties with balconies. The initial release being marketed via Webbers will be four bungalows.
“The fact that Elan has a strong reputation for quality homes and a team of people who will see the job through to swift completion will also give confidence to those looking at some of the later phases as they will see the progression through the site,” Lee added.
“This will no doubt attract more people to the market as they seek to sell their existing homes to put themselves in a position to buy a good quality new home at Seascape, bearing in mind the excellent facilities and the superb far-reaching views that these properties will offer.”
He explained: “The elevated position on the sunny side of the valley offers outstanding far-reaching views over the town towards the countryside and out over the Bristol Channel and over to the Welsh coast beyond. The proximity to local amenities is also very good with the schools for all ages close by, the Tesco supermarket within a short distance and the high street being no more than half a mile away too.
Along with building new homes, Elan will invest more than £300,000 in the area, with almost £170,000 being targeted towards education provision and £135,107 towards recreation.
