Planning approved for 150-home development in Landkey

Regional housebuilder, Allison Homes South West has received planning approval for a new residential development in Landkey, North Devon, which will deliver 150 high-quality homes to the town, 30% of which will be affordable homes.

Construction is expected to begin this summer, with the first homes expected to be available in 2026, with the full neighbourhood due for completion by December 2028.

The development, known as Tarka Coombe, is named after the 180-mile Tarka Trail; a walking and cycling route traversing North Devon and Exmoor and features the longest traffic-free cycle route in the UK.

Featuring a mix of two-, three- and four-bedroom homes for sale, alongside one-, two-, three- and four-bedroom affordable homes, making up almost a third of the scheme, Tarka Coombe will meet the needs of a growing and diverse community. All homes will offer modern living layouts and thoughtful design in a beautiful rural location. Built to the latest energy-efficient standards, with superior insulation and low-energy appliances and lighting, future residents will benefit from reduced energy bills. Plans for EV charging ports are included for properties with driveways to support the shift to zero-emission transport.

Located on the edge of Landkey, the development has been carefully planned to reflect the village’s rural character and enhance its natural surroundings. Provisions have been made to incorporate significant green space, including a new play area, community orchard and expansive public open spaces. These plans will encourage an increase in biodiversity and create new connections to the Tarka Trail, encouraging outdoor activity and community wellbeing.

The project is also expected to make a positive contribution to the local economy, with the construction phase supporting an estimated over 500 jobs across the lifespan of the build.

Future residents at Tarka Coombe will be a short walk away from Landkey village centre, which offers a pub, post office and community centre. Families will also appreciate the proximity of the local Ofsted-rated ‘good’ primary school. The bustling town of Barnstaple is a 10-minute drive away and Exeter is under an hour away which is also served by the M5 motorway to the north.
