Vacant College site in Exmouth given new lease of life
The former Rolle College site in Exmouth, which has been vacant since it closed its doors in 2009, is being given a new lease of life by independent housebuilders, Acorn Property Group.
A bespoke new development of thirty-three new homes, which includes the refurbishment of the historic Grade II listed building Eldin House are set to be released for sale in September.
The scheme - Rolle Gardens - will feature a mix of 1 to 4 -bedroom houses and apartments, designed with modern living in mind, with all new-build homes achieving an energy efficiency EPC rating of B. All properties have been carefully designed, each with its own unique feel and a number of houses and apartments will boast scenic sea views. The properties have already received extremely high levels of interest from potential buyers.
Less than a 10-minute walk to Exmouth beach and in a prime residential area, the former teacher training campus of the University of Plymouth has been an unsightly and unloved site for locals for over a decade.
Now, alongside the new purpose-built Deaf Academy, Rolle Gardens looks to continue the trend of regeneration in Exmouth, following a recent £15.7M injection from the Government’s Levelling Up fund.

New build homes at Rolle Gardens will also benefit from a variety of features designed to improve energy efficiency, including triple glazed windows, smart meters, and LED lighting, resulting in an EPC rating of B. This allows for an average energy bill saving for the owners of new-build houses of £2,200 per year, compared to the energy costs of equivalent older houses, according to the Watt a Save Report published in July 2023.
