A guide for future regeneration of North Prospect

As North Prospect undergoes a major regeneration, new guidelines are being proposed so any future developments contribute to the goal of creating a vibrant and sustainable community.

The Area Planning Statement (APS) includes the findings of a public consultation and previous studies and sets out recommendations around planning issues including:

  • Design guidelines
  • Type of housing
  • Natural features such as trees and open spaces
  • Highways issues
  • Community facilities

Plymouth Community Homes is leading on the regeneration of North Prospect and work on Phase One is well underway with the rebuild of homes and the development of The Beacon, as a community focal point. An application has been submitted for Phase Two and there are a further three development phases planned up to 2020 and beyond. The APS will be used to help ensure a co-ordinated development and to provide a degree of certainty for existing and future residents about what to expect in the long term.

Councillor Brian Vincent, Cabinet member for the Environment said: "There is a vision for North Prospect to become a sustainable community where people want to live and work. Future developments must be well planned, built and run and contribute to a high quality of life. We need guidelines in place to make sure regeneration work is consistent and contributes to us achieving the ambition for the area."

Adopting the APS as planning guidance will be considered by Cabinet on 15 January 2013. Subject to its approval, the APS will be incorporated into the Plymouth Plan.
